Towy Cottage Access Statement

• Largest of the terrace of three Towy has four bedrooms, which are all on the first floor.
• Entrance door of 75cm wide opens into open plan dining/lounge area, which is part tiled with seating area being carpeted – the staircase to first floor leads up from the dining area.
• Separate kitchen with standard units under counters of 90cm high. Gas pre-payment meter is located at a height of 1.8m and Worcester boiler controls are over counter at 120cm high. Instruction Book is hanging by Boiler.
• Shower room located on ground floor with shallow step of 10cm and door opening of 75cm into room with standard w/c and wash basin. Shower unit with sliding doors with a raised lip of some 22cm. Tiled floor.
• The staircase has a plinth base with a step of about 10cm followed by a further eight steps onto a mid-landing before turning to the left and up another three steps. A banister runs the full length of the staircase and across the top landing.
• Two of the bedrooms have double beds plus wardrobes, dressing tables and bedside tables with the further two bedrooms as compact singles with wardrobes.
• All upstairs windows are set at low levels with sills being approximately 40cms from floor height.
• The bathroom is a compact room with standard washbasin and bath (with hand held shower attachment) and a saniflo w.c. – the door opens into the room.
• All internal doors are a minimum 75cm wide with latch openings and no locks.
• Please note that all the first floor rooms are built into the eaves, which does result in restricted headroom.
